Southwood on the southeast side is newer construction, built from the early 2000s around the town center and the golf course, and its mold problem is a modern one: tight houses with oversized air conditioners that cool quickly and shut off before they have pulled the moisture out of the air. The result is a house at 60 to 65 percent humidity all summer and mold on bathroom ceilings, in closets and on the backs of furniture against exterior walls.
The remediation is usually small. The fix that makes it stick is humidity control, and the scope names it: a properly sized system, a whole-house dehumidifier, or longer run times. Storm water intrusion after a tropical system is the other Southwood call, because the neighborhood's newer roofs still lose shingles.
