Bathrooms and kitchens are the rooms that get wet on purpose, and in Tallahassee's humidity they are where mold shows first: speckling on the ceiling above the shower, a black line along the tub caulk, the wall behind the toilet that stays soft, the cabinet floor under the sink that smells after a slow drip. Some of that is a cleaning job and some is a remediation, and the difference is whether the growth is on the surface or in the material.
The crew tells you which. Surface mold on paint, grout and caulk is cleaned, recaulked and repainted with the right products, and the ventilation gets fixed so it stays gone. Mold in the drywall, behind the vanity or under the tub surround is a contained remediation: the wet material comes out, the cavity is cleaned and dried, and the leak or the fan problem is named in the scope.
What a bathroom and kitchen mold job involves
- Moisture readings around the tub, shower, toilet flange, sink base and ceiling
- Surface cleaning and recaulking where the growth is only on the surface
- Contained removal of drywall, vanity base or tub surround where the material is wet through
- Cleaning and drying of the cavity, with the plumbing leak identified for repair
- Ventilation check: fan output, duct route, whether it runs long enough
What's included
- A straight answer on cleaning versus remediation before any work
- Containment for any job that opens a wall or removes a vanity
- Disposal of removed material
- A written note of the leak or ventilation fix the room needs
Quoted separately
- Plumbing repairs, tile work and new vanities, which the scope names for your plumber or contractor
- Repainting after a cavity remediation, quoted separately
Bathroom mold in Tallahassee homes and rentals
The typical call is a bathroom with a fan that vents into the attic or does not run at all, in a house where the AC keeps the air at 60 percent humidity even in the dry months. The ceiling above the shower never gets a chance to dry, and by August it is speckled. In student rentals near the universities the same bathroom has been painted over three times; paint over mold fails within a season, and the crew can show a landlord the moisture reading that says why.
Kitchens in the older neighborhoods have a different pattern: a slow leak at the sink drain or the dishwasher line that runs for months under a cabinet floor, wicking into the drywall behind. By the time it smells, the cabinet base and the wall behind it are usually wet through. That is a small remediation, but it is a remediation, not a wipe-down.
Bathroom and Kitchen Mold pricing in Tallahassee
Surface cleaning and recaulking of a bathroom runs $200 to $600 in the Tallahassee area in 2026. A contained remediation of one wall, a vanity base or a tub surround cavity runs $1,000 to $3,000. A bathroom where the subfloor around the toilet or the tub is wet and soft is $2,500 to $6,000 because the floor comes up. The firm number comes after the assessment.
What moves the number: whether the material is wet through or only stained on the surface, how much tile or cabinetry has to come out to reach the growth, and whether the floor is involved.

Bathroom and Kitchen Mold questions, answered
Can I paint over bathroom mold with mold-resistant paint?
Not without cleaning it first and fixing the moisture. Paint seals the surface for a season and the growth continues underneath on the damp paper face of the drywall. Mold-resistant paint is a good finish after cleaning and after the fan and humidity are sorted; it is not a treatment.
How do I know if the mold is inside the wall and not just on it?
A moisture meter reads it in seconds, and a soft, bubbling or cool-to-the-touch wall is the sign you can check yourself. Surface mold wipes off and leaves clean paint; mold in the drywall comes back through the paint within weeks and often smells before it shows.
